ENERGY PERFORMANCE CERTIFICATES - DWELLINGS
SAP - STANDARD ASSESSMENT PROCEDURE
The Energy Performance Certificate (EPC) gives home owners, tenants and buyers information on the energy efficiency of their property. It gives the building a standard energy and carbon emission efficiency grade from 'A' to 'G', where 'A' is the most efficient and with the average to date being D.
New Build homes require an EPC based upon the SAP calculation. For Existing buildings, the EPC is calculated on a similar principle using the rdSAP (reduced SAP) calculation - A SAP calculation (Standard Assessment Procedure) involves a review of the Architect drawings and calculation of the buildings energy performace based upon the design. It is important to note, Building Standards will not issue a Completion Certificate for a newly built home without first receiving the SAP calculation.

Who needs an EPC?
The EPC is required by law when a building is constructed, sold or put up for rent.
Builders
An EPC (in addition to a SAP caclulation) needs to be provided to buyers of newly built properties.
Landlords
If you are a landlord, you'll need to make an EPC available to prospective tenants the first time you let a home after 4th January 2009. An EPC is only required for a property which is self-contained, and is valid for 10 years.
How much will the EPC cost?
Cost vary depending upon the size of the building. For guidance, I have summarised the costs as follows;
Existing Buildings
Flats from £50
3 - 4 Bedroom Houses from £70
An EPC for a new build home require a SAP calculation which as previously mention involves a review of the architects drawings. A formal quote can be given upon review of the plans - costs start from £190.
